CONTRIBUTIONS AND SELECTION OF DEPARTMENT OR VILLA

All those interested in joining as contributors to the Trust to have the option of selecting the Department or Villa of your interest must previously meet the requirements indicated below:

  • CARD ID (INE): If you do not have it, you must present 2 of the following valid documents: passport, professional license, or driver's license.
  • Proof of address for less than three months (electricity, gas, telephone, or digital services combo).
  • Proof of tax situation.
  • CURP.
  • If you are a foreigner, apply to the bank's trust area for permission to acquire real estate in national territory.
  • Beneficiary data: full name, RFC, and specific relationship.

Those who meet the above will have
two options to choose their department or villa:

First: According to the information existing at that time, you will be able to select the apartment or villa among those available, recognizing the current price and its conditions, location, measurements, and delivery time.

Second: When there is no immediate availability and to freeze the current price per m2, the contributor must establish their selection decision in advance, joining a waiting list until the corresponding Diamond opens.

In both cases, the interested party must immediately contribute in a single payment to the Trust, at least 30% of the current value of their present or future selection and contribute an additional 20% without interest within a maximum period of 20 immediate months.

Those who decide to contribute the remaining 70% at the time of selection in a single payment will benefit from a bonus equivalent to TEN PERCENT on this advance.

If during the time between contributing the 20% referred to and the date set for receipt of the apartment or villa, building, and common area, the contributor decides without commitment to date and amount, to continue increasing their contribution to reduce it by 80%, if applicable, remaining and this reduce the pending amount and its interest, you may do so by making the corresponding deposits in the Trust account, the difference over the 100% that exists at the time of completing the acquisition and receiving the apartment or villa, must be covered at that time, offering you in your case, a mortgage loan under the same conditions as the best existing bank offer.

Those contributors who have deposited at least 40% of their contributions and do not accept receipt from the department or villa will be fully refunded plus interest equivalent to the TIIE in force on the day of each deposit and the adjustments that have been presented in the elapsed time.

All amounts that the contributors cover must be deposited, solely and exclusively, in the Trust account that guarantees strict control of the expenses, fees, taxes, and investments inherent to the constructions, equipment, and the returns of their deposits to the contributors who have decided to retire. The above will provide absolute security to all participants in the scrupulous management of contributions and full compliance with obligations.

MONTHLY FEES, EXPENSES AND TAXES

Upon receiving their apartment or villa, the resident who adheres to the internal regulations will pay two installments that will be adjusted annually with the INPC.

The first will be $45 monthly plus VAT per m2 of your apartment or villa to cover the administration and maintenance of the common areas of your building and insurance against damage to the apartment or villa and building, excluding its furniture. The second will be a fee per stay and number of visitors, which will allow them, being up to date with their payments, to use and enjoy all the facilities and amenities of the Diamante.

All extra expenses and services incurred by the resident must be paid at the time of consumption. You will pay your property tax, electricity, and water upon presentation.

SOLUTION AGENTS GROUP

Each agent will be responsible for an average of 4,000 m2 of the Diamond, to
guarantee everything that is integrated into that space is always maintained in optimal conditions.

DELIVERY STARTING FROM DECEMBER 2026

INVESTMENT OPTIONS

Whoever complies promptly with our selection and acquisition scheme with the contribution of 50% or more of the value of the apartment or villa must: Contribute immediately in a single installment to the Trust at least 20% of the current value of your present or future selection, and contribute an additional 20% without interest within a maximum period of 20 immediate months.

You will have the possibility of canceling the acquisition at the time of delivery of the apartment or villa, if you decide so, returning your full contributions plus the TIIE performance accumulated 90 days later.

Whoever does not comply with the contribution of 40% of the value of the apartment or villa and decides to cancel early will return, 90 days after the completion of your chosen Diamante property, the total of their contributions at historical value and without payment of conventional penalty.

Those who decide to contribute 20% of the current value of the apartment or villa and at the time of selection in a single showing the remaining 80%, will benefit from a bonus equivalent to 10% on the 80% advance payment.

Without a commitment from each party, all residents will receive the invitation to rent their apartment or villa to The Pierre & Diamonds for specific periods, with the resident receiving as compensation the equivalent of 70% of the daily rental value determined by The Pierre & Diamonds and being exempt from maintenance fees for the corresponding period.

Residents may rent their apartment or villa to The Pierre & Diamonds by annual periods, receiving a guaranteed consideration at a rate similar to the percentage of interest granted by Bank of America for an equal period, son the original purchase amount of the property converted to dollars. Exchange rate in force on the day of contracting.

During the annual periods of option 4, the resident must pay only the amounts corresponding to the property tax and the cost of insurance against damages.

In addition, he will benefit from a 35% discount on lodging at the current public rate in Mundo Imperial hotels.
