The planning and construction of the complex will be done with the advice and surveillance of the Insurance Company according to the highest standards of safety, quality and resistance in architecture, engineering and finishing elements, it will have a certified anti-crisis shelter area. In addition to strictly complying with the guidelines for the construction and comprehensive reconstruction of the coastal strip of the state of Guerrero stipulated in Art. 7, 9 and 10 of decree CJ/1031/2023.

Will it have parking?
Yes, the resident owner of the property will enjoy a free parking space with Valet Parking service, only during their stay; If you require more than one parking space, you will be charged the equivalent of 50% of the current rate for each additional vehicle.

The initial price per m² on the fifth level will be $60,000 MXN, increasing to $90,000 in penthouses and $50,000 on the rooftop. These prices will be valid from March 24th to July 31st, and from August 1st, 2024, a monthly increase of 1% will apply.

What are the necessary requirements to become a contributor to the Trust and select an apartment or villas?
Interested parties must have a valid INE or present two of the following documents: proof of address, tax status certificate, CURP, and, if foreign, obtain permission to purchase real estate in national territory, in addition to providing beneficiary information.

What are the two available options for choosing an apartment or villa after meeting the requirements?
1. You can choose an apartment or villa based on existing information at that time.
2. If immediate availability is not possible, you can freeze the current square meter price and join a waiting list until the corresponding Diamond opens.

What are the contribution percentages and terms required to secure the selection of the apartment or villa?
A minimum of 30% of the selection value must be contributed in a single payment, with an additional 20% without interest over a maximum period of 20 immediate months.

How is transparent management of contributions and protection of contributors' funds ensured?
All contributions will be deposited into a Trust, ensuring strict control over expenses, fees, taxes, and investments, thus guaranteeing transparency in fund management.

Which financial institution will be responsible for managing the Trust?
The Trust will be administered by Banco Autofin México S.A., Institución de Banca Múltiple.

hy acquire real estate through a Trust?
The Trust provides certainty that the contributed resources will be used for the construction of The Pierre & Diamonds project.

What is the benefit for those who decide to contribute the remaining 80% in a single payment at the time of selection?
They will receive a TEN PERCENT bonus on this advance payment.

How will the remaining money be paid?
Any difference beyond 100% at the time of acquisition and receipt of the apartment or villa must be paid at that time. If necessary, a mortgage loan will be offered under the same conditions as the best existing bank offer.

Is it possible to cancel the investment?
A contributor who has deposited at least 40% of their contributions and decides not to acquire the apartment or villa will receive a full refund plus an interest equivalent to the current TIIE on the day of each deposit and any adjustments that have occurred over time.

What is the TIIE?
The Interbank Equilibrium Interest Rate is a percentage representing the charge for credit operations between banks. It is calculated by the Bank of Mexico based on the quotations provided by banking institutions.

What happens if I cancel before completing 40% of the contributions?
The contributed money will be refunded at historical value, without payment of conventional penalty, 90 days after the completion of the chosen Diamond's construction.

If I no longer wish to continue contributing to the Trust, can I transfer my rights?
Yes, it is possible. To do so, you must pay 1% of the amount contributed and the assignee must meet the previously established requirements.

What are the fees and expenses that residents must pay upon receiving their apartment or villa
Residents will pay two monthly fees adjusted annually with the INPC: The first will be a monthly fee of $45 plus VAT per m² of their apartment or villa to cover the administration and maintenance of the common areas of their building and insurance against damages to the apartment or villa and building, excluding furniture. The second will be a fee per stay and number of visitors, allowing them, when up-to-date on their payments, to use and enjoy all the facilities and amenities of the Diamond.

Is there an additional fee for equipping the apartment,villa or tower?
There are no additional fees for these concepts.

Can foreigners purchase one of the apartments or villas?

What are the fees and expenses that residents must pay upon receiving their apartment or villa?
All additional expenses and services used by the resident must be paid at the time of consumption. Property tax, electricity, and water bills are due upon presentation.

What is the Group of Solution Agents?
It is a team composed of highly trained female personnel to address complaints, implement protocols during contingencies, and ensure the well-being and safety of residents.

How can interested parties expedite their integration into the Trust and the selection of the apartment or villa?
By submitting their documents and making the minimum contribution of 30%.

Will it be possible to rent the apartments or villas? Yes, there are two rental options:

Option 1:
Without a commitment from each party, all residents will receive the invitation to rent their apartment or villa to The Pierre & Diamonds for specific periods, with the resident receiving as compensation the equivalent of 70% of the daily rental value determined by The Pierre & Diamonds and being exempt from maintenance fees for the corresponding period.

Option 2
Residents may rent their apartment or villa to The Pierre & Diamonds by annual periods receiving a guaranteed consideration at a rate similar to the percentage of interest granted by Bank of America for an equal period on the original purchase amount of the property converted to dollars. Exchange rate in force on the day of contracting.

During the annual periods of option 2, the resident must pay only the amounts corresponding to the property tax and the cost of insurance against damages. In addition, he will benefit from a 35% discount on lodging at the current public rate in Mundo Imperial hotels.

Will it be possible to rent out the apartments?
No, the apartments will not be available for any type of rental, ensuring the exclusivity and security of the complex.
